Specifying monitoring at design stage is 10x cheaper than retrofit.

We work with M&E consultants and building services engineers to specify IoT monitoring into new commercial builds — legionella, energy, damp, fire doors. One sensor platform, one integration partner, designed into the services spec from RIBA Stage 3.

Every new commercial building will need continuous monitoring. The question is whether it's designed in — or bodged on later.

Building regulations are tightening across the board. UK MEES, BACS mandates, Awaab's Law, the Fire Safety Act — and that's before EU EPBD, Décret BACS, and Décret Tertiaire. M&E consultants who specify monitoring at design stage give their clients a building that's compliant from day one, at a fraction of the retrofit cost. But most M&E firms don't have an IoT engineering partner to call on. We are that partner.

The problem

ACoP L8 requires continuous temperature monitoring at sentinel points. MEES and incoming BACS mandates require energy performance data. Specifying these into the building design means the infrastructure is already in place — no retrofit, no cable runs, no secondary procurement.

What we build

Sensor positions, gateway locations, and data platform specified into your MEP design. Installed during M&E fit-out, commissioned alongside the other building services.

Outcomes

  • ACoP L8 / HSG274 compliant from handover
  • MEES and BACS continuous energy data
  • Sensors designed into cable routes and risers
  • No retrofit cost for building operator
  • Single platform covering multiple compliance needs

Fire Door & Damp/Mould Monitoring

The problem

Fire Safety Act requires quarterly fire door inspections for buildings over 11m. Awaab's Law mandates rapid response to damp and mould in social housing. Designing monitoring into the build means the building is defensible from day one.

What we build

Fire door position sensors and environmental sensors (temperature, humidity) specified into the building design. Centralised dashboard for the building manager.

Outcomes

  • Fire door monitoring from first occupancy
  • Environmental baseline data from day one
  • Awaab's Law compliance evidence
  • Building Safety Act defensibility
  • Lower lifecycle cost vs. retrofit
EU — EPBD, Décret BACS, Décret Tertiaire

The problem

France mandates BACS Class C minimum for all new builds >70kW (Décret BACS). Italy requires BACS Class B for non-residential (DM 26 giugno 2015). Spain's RITE 2021 mandates BACS for >290kW. EU EPBD recast will extend to all member states. M&E consultants across Europe need an IoT platform to specify into their designs.

What we build

One sensor platform that satisfies multiple EU monitoring mandates. Localised compliance dashboards per national regulation. Specified at design stage per local MEP design phases.

Outcomes

  • Décret BACS / RITE / DM 2015 compliant monitoring
  • EPBD recast readiness
  • One platform, multiple regulations
  • Localised per national compliance framework
  • Specified at APS/APD (FR), PFTE (IT), or RITE design stage (ES)

We design the monitoring layer. You specify it into the building.

Monitoring Specification Package

A complete sensor specification for your MEP design — sensor types, positions, gateway requirements, data platform, and integration notes for the main BMS.

  • Sensor schedule with types and positions
  • Gateway and connectivity requirements
  • BMS integration specification
  • Data platform and dashboard requirements
  • NBS clause-ready specification text

Sensor Hardware

Production-ready sensor hardware matched to the specification. Temperature, humidity, energy, door position, moisture — whatever the building needs.

  • Multi-parameter sensing (T, RH, CO2, energy, door, leak)
  • Wireless — no additional cabling required
  • Battery life 3–5 years or mains-powered
  • BLE / LoRa / NB-IoT connectivity

Building Monitoring Dashboard

Powered by Paqett. One platform covering all monitoring requirements — legionella, energy, damp, fire doors, leak detection. Building-level and portfolio-level views.

  • Multi-parameter monitoring in one dashboard
  • Compliance reporting per regulation
  • BMS integration where required
  • White-label ready for building operator branding
  • API for integration with FM platforms

Commissioning & Handover

We commission the monitoring system alongside the M&E handover. Training for the building operator, documentation for the O&M manual.

  • On-site commissioning with M&E contractor
  • Building operator training
  • O&M documentation for monitoring system
  • Ongoing platform hosting and support
